CHALLENGE UNDERTAKEN Design 3 villas 80% identical across 2 levels within 8-villa residential neighborhood in Rawai. Integrate 4 en-suite bedrooms with adjacency constraints, optimize living spaces on compact 500 m² plots, and create private outdoor areas including 11x4m pool and covered living area with sala design.
OUR DEPLOYED EXPERTISE Mediterranean architecture adapted to tropical climate with structural concrete arches and timber pergolas for solar protection. Vertical circulation engineering optimized across 2 levels with rational distribution of 4 suites plus common areas. Bioclimatic design prioritizing natural cross-ventilation and pool orientation following solar path.
DESIGN SOLUTIONS Clean white volumetry with geometric decorative wall elements creating shadow play. Dominant materials: white mineral render, teak wood for pergolas and outdoor furniture, porcelain stoneware tiles. Tropical landscaping with 100 m² lawn and vertical gardens on boundary walls. Integrated barbecue sala optimizing outdoor living conviviality.
CONSTRUCTION OPTIMIZATION 80% standardization of elements across 3 units reducing design and fabrication costs. Double covered parking sized for standard vehicles with direct villa access. Individualized MEP systems per unit with separate metering. Shotcrete pool with compact filtration system adapted to reduced dimensions.
PROJECT STATUS Project delivered and occupied. All 3 villas operational since work completion. Successful integration into Rawai residential environment with developer specifications compliance and owner satisfaction achieved.
